The following steps provide insight into our approach:

Phase 1 – our advice in a personal and informal way

After a detailed preparation we gather for a non-binding and personal meeting at your home. This meeting serves to get to know each and your property, as well as learn all about your expectations, wishes and goals. We lay out how we can best guide you in selling your home. An initial inventory of the property and surroundings is followed by a recommended approach, selling price and a non-binding quote.

Phase 2 – your assignment initiates the process

You have chosen us, marking the actual starting point of our sales guidance. We gather all relevant sales information in our digital system. Meanwhile, our copywriter creates a comprehensive sales description and the photoshoot is planned

Phase 3 – marketing with experience and innovation

In addition to traditional photos and videos, we provide tailor-made presentations to suit your property’s presentation. The use of a drone, artist impressions, or sales styling is possible. In addition to multilingual publications on our website, our social media channels, and all major online real estate platforms (including Funda), your property will have its own dedicated website. In addition, we offer your property to our extensive (international) network of fellow real estate agents.

Phase 4 – the sale in a proactive and strategic way.

Every home is unique, and every sale is too. The interest of potential buyers varies per property and depends on many factors. Therefore, we propose a unique sales strategy based on creating the best chances for success. We consider proactive and informative viewings essential and allocate ample time for them

Phase 5 – genuine interest, a range of possibilities

The momentum has arrived! One or more interested parties initiate negotiations. We examine each offer, conduct a background check and provide clear and transparent explanations. Is the offer realistic, and what are the conditions? Then, we advise you on the next step in the process. Our goal: the optimal sales result for you.

Phase 6 – reaching agreement, documenting agreements

Once an agreement is reached, we (or in some cases, the notary) draw up the purchase agreement. All agreements are documented in writing and in accordance with Dutch law. Before signing, we review them together and explain any queries.

Phase 7 – the final processing, we are there

Naturally, we also support and guide you with the final step: the legal transfer at the notary. We thoroughly review the deed of transfer and the settlement invoice and discuss them with you. On the day of delivery, just before we go to the notary together, the property is inspected by the buying party, along with us. Then, we assist you with the further processing and transfer at the notary.

Phase 8 – our relationship, sustainable with aftercare

Intensive contact does not end after delivery. We place great value on a long-term relationship that includes aftercare. A problem, legal questions, future plans to buy or rent? For all your housing needs, we remain at your service!
