The following steps provide insight into our approach:

Phase 1 – financial insight

The starting point is assessing your financial possibilities. Many people need financing to buy a home. The question is: how much can I borrow and what will be the monthly costs? Our independent financial advisors will be happy to answer those questions and provide further insight.

Phase 2 – our advice provided with attention and based on your wishlist

In a non-binding personal meeting, we attentively listen to your personal wishes. First we assess your needs and feasibility. Then we provide initial advice, including alternatives if your preferences do not align with your financial possibilities. In short, we map out the market for you.

Phase 3 – your decision is our start

You have chosen us and that means the actual starting point of our purchase guidance. We gather all relevant information in our digital system and quickstart the search.

Phase 4 – selection and viewings based on your criteria

We select properties, including those from our own network, that meet your criteria and present them to you. You decide which properties you want to view. We organize the viewings and accompany you as much as possible. We would love to visit together, but if you are unable or live far from your search area, no problem. In that case, we visit the home first and create a video. You will receive this, along with detailed advice, on the same day. To find your dream home, we will view as many homes as necessary, together. After each viewing, we provide detailed advice on the home and its surroundings.

Phase 5 – negotiating in your best interests

Once you have found the home that meets your wishes, negotiations can begin. We gather all information, including legal documents and building aspects, and analyze them in detail. Next, we provide advice on the price to offer, other conditions, and the negotiation strategy. This is tailored to each home. We carefully coordinate everything with you before we conduct negotiations on your behalf. The goal: the best result for you.

Phase 6 – wrapping up with our support and guidance

An agreement has been reached with the seller, and it is documented in a purchase agreement. We lay out its contents and meaning during a personal call or meeting with you and guide you during the signing. We also support you, up to the moment of the legal transfer at the notary. We review the deeds of transfer and mortgage as well as the settlement invoice and explain them to you prior to the signing. On the day of delivery, just before we go to the notary together, we inspect whether the home is in the agreed-upon condition.

Phase 7 – service tailored to your additional wishes

You might want to modernize, renovate, or make your home more sustainable. These considerations can arise during the purchase process. We recommend carefully selected, skilled, and trustworthy partners to lay out the possibilities for you.

Phase 8 – our relationship, sustainable with aftercare

Ourcontact does not stop after the handover of the keys. We highly value a long-term relationship, including aftercare. Whether it is an unforeseen issue, legal questions, or future plans for renovation, we are here for all your housing needs!
