We have a nationwide network of independent and accredited appraisers who are affiliated with NWWI (Dutch Home Value Institute) and NRVT (Dutch Register of Real Estate Appraisers). Our appraisal reports are accepted by every financial institution.

An appraisal is the precise determination of a property’s value at the time of inspection by an appraiser. An appraiser must be independent, accredited, and knowledgeable and cannot be, at the same time, involved in the purchase or sale of the property.   

The appraiser first visits the property for an inspection. Among other things, the appraiser verifies the size of the home, the year of construction and type of home, the location and zoning regulations in the area surrounding the property. Next,  the appraiser examines the selling prices of recently sold comparable properties. In addition the appraiser critically assesses the property’s maintenance condition. 

The appraiser does not assess the structural condition of the house; for that, as a buyer, you should engage a structural engineer.     

After this careful analysis, the property’s value is documented in the appraisal report. The appraisal report must meet specified quality standards and guidelines, which are verified by the NWWI (Dutch Home Value Institute). Once the appraisal report is approved, it can be used for its intended purpose, such as securing financing.

There are several situations in which you may require an appraisal report, such as:

  • Purchasing a property
    To secure financing for a property purchase, a validated appraisal report is often required.
  • Refinancing your current mortgage
    In some cases, an appraisal report is mandatory when refinancing your mortgage. The current property value affects the maximum borrowing capacity, the interest rate you will pay, and the risk category in which you will be classified.
  • Divorce and asset division
    In case of a divorce, the accurate value of the property is needed for determining the asset division.
  • Inheritance, legacy, and estate tax
    In the event the owner deceases, the property may be part of the inheritance and is therefore subject to the Dutch inheritance tax law. To ensure a fair distribution and calculate the taxes to be paid, the accurate property value must be determined.
